The Wood County Land Subdivision Ordinance is administered countywide within the unincorporated areas of the county. This ordinance regulates procedures and standards for dividing a parcel of land into smaller parcels. The purpose of this ordinance is to promote the public health, safety and general welfare; to further the orderly layout and use of land; to prevent the overcrowding of land; to lessen congestion in the streets and highways; to facilitate adequate provisions for water, sewage and other public requirements; to provide for proper ingress and egress; to promote proper monumenting of subdivided land and conveyancing by accurate legal description; and to provide safe and orderly subdivision layouts.
Wood County #701 Land Subdivision Ordinance
If you are planning to create a new lot, parcel, or building site (10 acres or less in size), the Wood County Land Subdivision Ordinance applies. A Certified Survey Map (CSM) is required if the division of land will create four (4) or fewer lots. A subdivision plat is needed to create five (5) or more lots.
Contact the Wood County Department of Planning and Zoning, and the town where the lot is being created to learn if the land division is subject to any county and local or state requirements. Time spent researching local requirements early in the land division process will help avoid potential problems and delays when the CSM or plat is submitted for approval.
Please complete the following application when submitting a Certified Survey Map (CSM), Preliminary Plat, Final Plat or Condominium Plat. The application, CSM or plat, and applicable fee shall be submitted to the Wood County Department of Planning and Zoning for review. A lot is not legally created until the CSM or plat is approved by all approving authorities and recorded with the Register of Deeds Office.
